Downsizing in Ahwatukee: What Empty Nesters Need to Know Before They Sell

June 26, 2026•6 min read

The kids have moved out. The house that made perfect sense for years — the one with the extra bedrooms, the big backyard, the kitchen built for holiday gatherings — suddenly feels like a lot to manage. If that's where you are, you're in good company. It's one of the most common conversations I have with long-time Ahwatukee homeowners, and it's one I genuinely enjoy having.

Here's what you need to think through before you make any moves.

First, Know What You're Actually Sitting On

The single most important thing a long-time Ahwatukee homeowner can do right now is get a clear picture of their equity. If you've owned your home for 10 or more years, you likely have a significant amount — often $400,000 or more — depending on what you paid, what you still owe, and what the market has done since you bought.

That equity is the engine of your next chapter. It determines whether you can buy your next home outright, whether you need a mortgage at all, and what kind of flexibility you have. Getting a proper market analysis — not a Zillow estimate, but an actual data-driven look at what comparable homes in your neighborhood have sold for — is the first step.

That's something I can do for you at no cost and no obligation. It's just a conversation.

The Right-Sizing Conversation (Not Just Downsizing)

I've noticed that most of my clients in this situation don't actually want to dramatically downsize. They want to right-size. There's a difference.

Right-sizing means finding a home that fits the life you're living now, not the one you lived 15 years ago. For most empty nesters in Ahwatukee, that looks something like:

• 3 bedrooms instead of 5 (one guest room, one office)

• A single-story floor plan — or at minimum, a main-level primary suite

• Lower maintenance overall — smaller yard, newer systems, less upkeep

• Same general area, because Ahwatukee is home and there's no reason to leave

The good news: that home exists in Ahwatukee. There are beautiful 2,000–2,800 square foot single-story homes in this community that were built exactly for this chapter of life. Finding one at the right price just takes local knowledge and some patience.

The Buy First or Sell First Question

This is the question I get most often from homeowners in this situation, and the honest answer is: it depends on your financial picture.

If you have the equity and resources to carry two mortgages temporarily, buying first gives you the freedom to move on the right home when you find it without feeling rushed. You're not selling under pressure, and you're not living out of boxes in a short-term rental.

If you need the proceeds from your current sale to fund the purchase, selling first is the cleaner path — but you need a plan for where you'll live in the gap. Options include: negotiating a leaseback from your buyer (staying in the home for 30–60 days after closing), short-term furnished rental, or staying with family temporarily.

The bridge loan option is worth exploring if your equity is high. A bridge loan lets you access the equity in your current home before it sells, giving you buying power without the timing pressure. Not every situation qualifies, but I have lender partners who are good at modeling this for clients.

Every situation is different, and that's why this conversation matters before any decision gets made.

What the Ahwatukee Market Means for Your Timeline

The Ahwatukee market in 2026 rewards sellers who are prepared. Homes that are staged, professionally photographed, and priced accurately are selling — sometimes with multiple offers. Homes that hit the market without preparation tend to sit and often sell for less than they would have with a little upfront work.

As someone who provides staging consultation on every listing I take — and brings in a full staging company for vacant and luxury homes — this is an area where I can genuinely move the needle for you. The data consistently shows that staged homes sell faster and for more money. That's not a pitch; it's just what the numbers say.

The other piece to know: if you're selling a $700,000+ home, your buyer is often relocating from out of state. They're searching online, making decisions from a distance, and responding to professional listing videos and strong digital marketing — not just the MLS. How your home is presented online matters enormously.

Your Next Chapter Doesn't Have to Be Far Away

One thing I want to say plainly: right-sizing in Ahwatukee doesn't mean leaving Ahwatukee. Many of my clients go through this process and end up three streets over, in a home they love even more than the last one, with less stress and more time.

You've built roots here. The trails, the neighbors, the sense of community — that's worth keeping. The goal is just finding the home that fits who you are now.

If you've been thinking about this and want to talk through the numbers and the process, I'd love to have that conversation. No pressure, no timeline you didn't choose. Just a straightforward look at what your options are.

Start With the Number That Changes Everything.

Before any of the other decisions get made — buy first or sell first, stay in Ahwatukee or explore something new — you need to know what your home is actually worth in today's market. Not a Zillow estimate. A real, data-driven look at your specific home and neighborhood. I'll put one together for you at no cost.
